is a conversion of the older warehouse building into residential condominiums. It
features several levels of parking, with one and two story lofts above. A four-story lightwell was
hollowed out of the interior of the massive building to create a central courtyard on the third floor. The
central courtyard includes a senuous water feature accented by groves of timber bamboo and several varieties
of moss.
The exterior of the project features walk-up condominium units that front onto a
pedestrian plaza on the Irving Street right of way. The plaza maintains the existing cobblestone and is
designed to elicit a sense of the former industrial use of the area.
